Make Budgets and Expectations Clear
The best surprises are no surprises. Lay out everything you need to know with the builder. Who is your contact for questions and updates? How often do you expect to be updated? When can you visit the job site? And so on.
Make your budget boundaries clear at the outset. Excitement during a project might lead you to agree to expensive upgrades you later regret. Settle in your mind where you are willing to make compromises if needed (better kitchen cabinets instead of, say, travertine stone for flooring). And if work needs to be done not in the original budget, get an outline that spells out in detail what you will be getting.
